MVE colleagues, interns, and family spent over half the day exploring Brand Boulevard and development areas on either side of the corridor from Caruso’s Americana at Brand to the 134 Freeway. We checked out retail projects, corporate office buildings, production facilities, theaters, and recently built multifamily developments that have introduced a greater density of people living in and breathing energy into this iconic corridor. We ended the walk by enjoying a family-style meal at an authentic Middle Eastern restaurant @carouselrestaurant

We're excited to share that Silo Park has broken ground! The redevelopment project in Salt Lake City's Granary District pays homage to the iconic grain towers and aims to create a vibrant new neighborhood called Silo Park. It will include housing, shops, and a significant park. The first phase focuses on the eastern half of the block, featuring two six-story residential buildings with a total of 286 apartments (studios, one- and two-bedroom units) and nearly 20,000 square feet of commercial space. Additionally, two historic warehouses will be converted for retail use, alongside off-site parking and ample green space, all reflecting the area's industrial heritage.

Check out the construction progress at Sugar Alley in #SLC. Designed by MVE, Sugar Alley will bring 186 new units with three large new retail spaces. It will offer a major expansion to the retail offerings that will be continuous, starting at 2100 S. McCelland and wrap-around to Highland Drive. The urban site is designed to promote walkability for residents as it enhances connections to adjacent uses. The name of the project is a result of the creation of an ‘Alley’ which will be a pedestrian and retail corridor on the north end of the project that connects you to light rail transit to your west and neighborhood retail to your east. Building residents will benefit from a level three pool deck and spa with a club room, business center, and adjacent fitness area. The club room and amenity deck will take in breathtaking views of the Wasatch Mountain Range to the east.

Organized vertically to take advantage of the views, the building’s layout maximizes units looking to downtown and the coastline. It features a rooftop pool and corresponding amenities to take advantage of the panoramic views. The building will feature a sleek glass exterior with angular balconies, a sculpted building base, and integrated landscape walls.

Designed by MVE, the project is envisioned as a true mixed-use development, and will serve as both a regional destination and community hub within the City of Long Beach. Integrated along the city’s prominent pedestrian promenade, the project is organized around a central plaza intended to serve as a terminus for the promenade and a community anchor for the residential and commercial uses. The project design comprises three separate buildings and eight stories of multi-family residences, with over 100,000 square feet of shared and private open space, ground-level retail, and elevated residential amenity decks. Amenities include pools and spas, fitness areas, dog runs, courtyards, and rooftop decks.

The recently completed RTA Vine Street bus terminal is a critical component of a larger multi-modal transportation hub that’s located near the Metrolink Station, Public Park, and ride lot. Spread across 4.7 acres; the site features a host of amenities and facilities for the convenience of passengers and operators alike. The bus operator lounge is one such facility that’s designed to offer a comfortable and secure space for operators to relax and unwind. It includes a lounge area, security office, accommodating restrooms, storage, and other ancillary sources, making it a great place for operators to take a break.

Efficiently utilizing indoor and outdoor space on a site where boat storage is a premium, MVE’s two-story design fulfills the needs of the club’s modern-day functions within the current building’s footprint. The new clubhouse captures the original character and spirit of the existing club through its sensitive recall of board and batten siding materials, colors, and familiar building forms. Features include a two-story entry lobby, an elegant grand stairway, a new second-floor area with flexible meeting space, and an expansive outdoor terrace overlooking Newport Harbor. The new yacht club embodies the club’s vision for the future and stewardship, emphasizing sustainability and amenities for its members.

Check out one of our recently completed projects. Emerald is located along the south side of 14th Street between Olive and Hill Streets. The new seven-story building features 154 studio, one-, two-, and three-bedroom apartments above ground-floor retail space and two levels of basement parking. Upper-level setbacks are used to create terraced amenity decks for use by residents. The residents will enjoy a rooftop deck, pool, street-level plaza, indoor fitness center, and a ground-level recreation room facing 14th Street. We're excited to see this project come to completion!

City Walk #21: Oceanside/Carlsbad

MVE staff, family and pups started in Oceanside, experiencing the transformation of the downtown area around the Oceanside Transit Center through the reclamation of city surface lots to create a multi-block, mixed-use development district that includes 3 new hotels, apartments, and retail. We took a photo in front of the Top Gun house before venturing down to the Tremont Collective, a warehouse converted into a collection of small artisan retail vendors, including a coffee shop, boutique fitness, bottle shop, brewery, office, restaurant, lifestyle retail, and event space. During the second half of the walk, we explored Downtown Carlsbad along Carlsbad Village Drive, including a shipping container development with a juicery, restaurant, and bar, and new boutique office, retail, and residential infill developments occurring along State Street between Grand Avenue and Laguna Drive.

The project, which is named "Mosaic," is being designed by MVE + Partners and will include 8-story apartment buildings with more than 100,000 SF of common and private open space between them. Plans call for amenities, including pools and spas, fitness areas, dog runs, courtyards, and rooftop decks. A new pedestrian paseo is planned to connect 5th and 6th Streets on the west side of the new buildings, flanking a city-owned parking garage.

We're excited to see the construction progress on 988 Manhattan Place in Koreatown! This seven-story building will feature 118 units of studio, one-, two-, and three-bedroom apartments above 6,200 SF of retail space. The building will have a U-shaped footprint above its second floor, with amenity decks at the podium and roof levels. The prominent corner will attract restaurants, retail, and similar services and includes a generous pool and amenity roof deck with a ground-level pocket courtyard. The project is near transit and addresses walkability and community participation while providing additional housing for the local area workers.

Check out the recently completed luxury apartments by developer Fore Property Company! Designed by MVE + Partners, The Beacon is a 275-unit apartment community in Downtown #Fremont. It aligns with the city’s mission to create a pedestrian-friendly, mixed-use destination in its central district. The five-story, wrap-style community offers 275 studio, one- and two-bedroom units. Each of the 11 penthouse units on the top floor features private patios with scenic views of the East Bay and foothills, providing an amenity for rental apartments. The residence surrounds a five-story parking structure, including a rooftop amenity deck with outdoor lounge areas, a pool, a hot tub, a community room, and a fitness center.

MVE colleagues, interns, and family spent over half the day exploring Brand Boulevard and development areas on either side of the corridor from Caruso’s Americana at Brand to the 134 Freeway. We checked out retail projects, corporate office buildings, production facilities, theaters, and recently built multifamily developments that have introduced a greater density of people living in and breathing energy into this iconic corridor. We ended the walk by enjoying a family-style meal at an authentic Middle Eastern restaurant @carouselrestaurant

We're excited to share that Silo Park has broken ground! The redevelopment project in Salt Lake City's Granary District pays homage to the iconic grain towers and aims to create a vibrant new neighborhood called Silo Park. It will include housing, shops, and a significant park. The first phase focuses on the eastern half of the block, featuring two six-story residential buildings with a total of 286 apartments (studios, one- and two-bedroom units) and nearly 20,000 square feet of commercial space. Additionally, two historic warehouses will be converted for retail use, alongside off-site parking and ample green space, all reflecting the area's industrial heritage.
